Blossom Valley went up fast, mostly through the 1960s and 70s, on what had been orchard ground. That history shows up in the plumbing. The tracts were built slab-on-grade with the copper supply lines buried in the concrete, which is efficient to build and a nuisance fifty years later, because when one of those lines finally gives up there is a slab sitting on top of it.
A slab leak rarely announces itself as water. It shows up as a patch of floor that is warm underfoot, a water heater that runs more than it used to, or a bill that has climbed two months running with nothing in the house explaining it. Sometimes you can hear it at night as a faint hiss with everything shut off. We pressure-test the system, isolate the hot and cold sides, and pinpoint the spot acoustically before anybody touches concrete.
Nine times out of ten the slab stays intact. We abandon the failed run and reroute a new line overhead through the attic or the walls, which is faster and cheaper than breaking concrete in the middle of your living room. If the slab genuinely is the only route, we will tell you that and explain why.
The other Blossom Valley regular is the garage water heater. A lot of these houses are still on builder-grade tanks that were only ever meant to last a decade or so. Ours is hard water, so sediment builds on the bottom of the tank and the burner has to fire through it, which is the rumbling you hear. Flushing helps a healthy tank last longer. It does little for a rusty one, and we will tell you so instead of charging you for it.
