Water Heater Replacement in San Jose, CA

CSLB #723684 · 24/7 emergency service

When a tank is finished, it is finished, and the useful question becomes how quickly you can have hot water again. We keep common sizes available and most straightforward replacements happen the same day or the next.

A like-for-like swap is usually a couple of hours once we are on site and the water is off. Two things stretch that. The first is access. A heater standing clear in a garage with room to work is straightforward, while one in a closet behind a folding door that has to come out sideways past a washing machine is a different job with the same appliance in it. The second is the shut-off valve, which on a house of a certain age has often not been turned in decades and occasionally will not seat again once it has. We would rather find that and replace it than leave you with a valve that fails the next time it matters.

The old unit goes with us. If you are weighing tank against tankless, or wondering how the timing interacts with the 2027 change to what can be installed in the Bay Area, we have written that up separately and we are happy to talk it through on the phone rather than at the point of sale.

When people call us about this

  • Water pooling around the base of the tank
  • Rusty or discolored water on the hot side only
  • The unit is past ten to twelve years old
  • Repeated repairs on the same heater within a short span
  • Hot water capacity no longer suits the household

Questions we get asked

How quickly can you replace it?+

For a standard tank in an accessible spot, usually the same day or the next. The work itself is a couple of hours once the water is off. What we need from you on the phone is the approximate size, whether it is gas or electric, and where it sits (garage, closet, exterior or upstairs). That tells us what to bring and whether the old one can come out the way it went in. If your heater has already let go and there is water on the floor, shut the cold inlet valve on top of the tank first and call us while you are dealing with the mess.

Should I switch to tankless while I am replacing it?+

Sometimes, and it depends on the house rather than on the technology. Tankless gives you hot water that does not run out and a unit that should outlast two tank heaters. The cost is a bigger job up front, because many houses need the gas supply upsized and new venting run, and neither of those appears in the price of the unit. Our hard water also means a tankless wants descaling periodically or it slowly loses efficiency. We quote both side by side for your specific house so you are comparing real numbers rather than a brochure against a memory.

What size do I need?+

Household size and how you actually use hot water, not square footage. The common residential sizes cover most homes comfortably, and most people are fine with what they already had unless something has changed: a bathroom added, teenagers arrived, or the old unit was always marginal and you have been working around it for years. If you have been running out of hot water regularly, tell us, because that is a reason to size up. If it was always fine, matching what is there is usually the sensible and cheaper choice.
