Trenchless Sewer Piping in San Jose, CA

CSLB #723684 · 24/7 emergency service

The old way to replace a sewer lateral was to dig the whole length of it. That meant a trench from the house to the street, straight through whatever was on top: lawn, driveway, the walkway somebody paid a lot of money to have laid. The pipe was the cheap part. Putting the yard back was not.

Trenchless methods replace the line along the path of the old one, working from two small pits instead of one long trench. A new pipe gets pulled through while the old one is split outward, or a liner is cured in place inside the existing pipe. On the right job it is faster, and it leaves the surface largely alone.

It is not right for every line, and anybody who tells you otherwise is selling. A pipe that has collapsed, or one with a belly holding water, or a lateral that has moved out of line, still needs to be dug and reset properly. We camera the line first and tell you which of those you have before quoting anything.

When people call us about this

  • Sewer backs up repeatedly no matter how often it is cleared
  • A camera has found cracks, offsets, or root intrusion along the lateral
  • The line runs under a driveway, patio, or mature landscaping
  • Sewage smell in the yard, or a patch of grass that is greener than the rest
  • An older clay or cast iron lateral has reached the end of its life

Questions we get asked

Is trenchless always cheaper than digging?+

No, not always. The pipe work itself frequently costs more than open trenching. The saving is in what you do not have to rebuild afterward, which is why the answer depends entirely on what your lateral runs under. If it crosses bare lawn, digging may well be the better value and we will say so. If it runs under a driveway, a walkway, or planting that took twenty years to establish, trenchless usually wins comfortably once restoration is counted. Where both are genuinely options we price both, because the comparison is the useful part and it is different for every property.

How do you know whether my line is a candidate?+

We put a camera down it first, every time. That shows what the pipe is made of, where the joints and roots are, whether it still holds its fall, and whether any section has cracked, offset or dropped out of line. A pipe that has collapsed, or one with a belly holding standing water, rules trenchless out. You cannot pull a new line through a path that no longer exists, and a liner cured into a sagging pipe just gives you a smooth sagging pipe. We would far rather discover that on a screen beforehand than halfway through the job with the access pits already open and your driveway broken.

How long does the work take?+

A straightforward residential lateral is usually measured in days rather than weeks. What moves it is access, depth, and what turns up when we open the pits. A line that runs deep, or under something that has to be worked around, takes longer than one in open ground. We would rather give you a realistic window at the start than an optimistic one you then have to wait past. Water and drainage are affected while the work is underway, so we will tell you before we start which days that applies to and plan around anything in your week that cannot move.
