Light Commercial & Industrial in San Jose, CA
Alongside the house calls we take on light commercial and industrial work: restrooms and fixtures in small commercial buildings, shop and warehouse lines, water heaters sized past what a house needs, and ongoing service for property managers who would rather have one number to call.
The difference between commercial and residential work is rarely the plumbing. It is the constraints around it. A shop cannot have the water off during business hours. A tenant improvement runs on somebody else’s schedule. A property manager needs the work written up for the file and for whoever owns the building.
We are a small family shop. You are not handed to a crew you have not met, and the person who quoted the job is on site doing it. For the same reason we are honest about scale: if a job genuinely needs a bigger outfit than us, we will say so up front rather than find out three days in.
When people call us about this
- Restroom fixtures and drains in a small commercial building
- Shop, warehouse, or light industrial supply and drain lines
- Water heaters sized beyond residential capacity
- Tenant improvement rough-in on a fixed schedule
- Recurring service work for property managers, with documentation
Questions we get asked
How big a job will you take on?+
We are a small family shop, and that shapes what we are good at. Service work, tenant improvements, restroom and fixture work in small commercial buildings, water heaters sized past the residential range, and ongoing maintenance for property managers all suit us well. Ground-up commercial construction does not, and neither does anything needing several crews on site at once. We would rather point you to somebody better suited than take a job we cannot staff properly and let you down halfway through. If you are not sure which side of that line your project falls on, describe it on the phone and we will tell you honestly.
Can you work outside business hours?+
Usually, and for anything involving a shutdown it is often the sensible choice, since a shop or an office generally cannot have the water off during business hours. The thing to know is that it needs scheduling in advance rather than the same week, because we are a small shop and out-of-hours work has to be planned around the day's jobs. Give us reasonable notice and we can almost always make it work. It is also worth telling us at the quote stage rather than after, since when the work happens affects both how we sequence it and what it costs.
Do you provide documentation for property managers?+
Yes, and we would encourage it even when nobody asks. What was found, what was done, what was replaced, and what we would keep an eye on, all in writing, so there is something in the building file rather than a memory of a phone call. It matters more than people expect. It settles who paid for what when a unit changes hands, it gives the next contractor a starting point instead of a mystery, and it demonstrates a maintenance history if there is ever a dispute or an insurance question. If you have a particular format your management company wants it in, tell us and we will use that.
Describe it to us and we will tell you what it is.
Phone consultations do not cost anything. If it turns out to be something you can sort out yourself, we will say so.
