Water Heater Repair in San Jose, CA
Not every water heater problem is a new water heater, and we would rather fix yours than sell you one you do not need yet. Under about eight years old with a failed component, repair is almost always the right call. The parts are inexpensive and the tank itself has years left in it.
The common failures are all replaceable. On a gas unit, a thermocouple or thermopile that no longer holds the pilot, a gas control valve that has given up, or a burner assembly that needs cleaning. On electric, a heating element or a thermostat, and it is often the lower element, which is why you get some hot water but nowhere near as much as you used to. On either, a temperature and pressure relief valve that has started weeping.
What we will not do is quote you a repair on a tank that is finished. Moisture coming from the body of the tank rather than a fitting means the internal liner has gone, and nothing fixes that. We would rather tell you that on the phone than take payment for a part that buys you a couple of weeks.
When people call us about this
- Pilot light will not stay lit on a gas unit
- Hot water runs out much faster than it used to
- No hot water at all, but the tank is under ten years old
- Water dripping from the relief valve or a fitting rather than the tank body
- Rumbling or popping when the burner fires
Questions we get asked
How do I know if it is worth repairing?+
Age first, then where the water is coming from. Under eight years with a failed part, repair it. You are replacing a component on an appliance with plenty of service life left. Past ten years, put the money toward a replacement instead, because you will be back within a year or two anyway. The deciding factor is the water. A drip from a fitting, a valve, or the relief line is a repair. Moisture seeping from the body of the tank means the liner has corroded through and the tank is done. Nothing repairs that, so the only useful question left is which replacement suits the house.
What is the rumbling noise when it fires?+
Sediment. San Jose water is hard, so minerals settle out and form a layer across the bottom of the tank. The burner then has to fire through that layer, and the noise you hear is water trapped underneath it boiling and forcing its way out. It is not dangerous in itself, but it means the heater is working harder than it should, costing more to run, and putting heat stress on the tank bottom. On a healthy tank a flush clears it and buys real time. On a tank that is already rusting, a flush will not help much.
Can I just replace the part myself?+
Some of it, genuinely. Swapping a thermocouple on a gas unit or a heating element on an electric one is within reach if you are comfortable and you isolate the power or gas properly first. Where we would ask you to stop is anything involving the gas control valve, the venting, or the relief valve. The first two matter because a mistake there is a carbon monoxide risk rather than a leak, and the third because a relief valve is the thing standing between a pressurized tank and a very bad afternoon. If you are unsure which category your job is in, describe it on the phone.
