Repair or replace: how do I decide?+
Age and what has actually failed. Under about eight years old with a failed component (a thermocouple, heating element, thermostat or relief valve), repair it, because those parts are inexpensive and the tank has plenty of life left. Past ten years, put the money toward a new unit instead. The line that decides it for us is where the water is coming from: a drip from a fitting or a valve is repairable, but moisture seeping from the body of the tank means the internal liner has gone, and no one can fix that. A failed tank can let go all at once and empty forty or fifty gallons onto the floor, so that is not a symptom to watch and wait on.
Is a tankless water heater worth it in San Jose?+
Often, but not always. It depends on your house more than on the technology. What you get is hot water that does not run out and a unit that should outlast two tank heaters. What you pay for is a bigger up-front job, because a lot of houses need the gas supply upsized and new venting run, and that work does not show up in the price of the unit. Our hard water also means a tankless unit needs descaling periodically or it loses efficiency, and skipping that means you have spent more for less. We quote both options side by side so you can see the real difference for your house, rather than being sold the more expensive one by default.
How long does a water heater replacement take?+
A like-for-like tank swap is usually two to three hours once we are on site and the water is off. Tankless conversions take longer. Plan on most of a day, because the venting and the gas work are the job and the unit itself is the quick part. Two things stretch either of those. First, access: a heater standing clear in a garage is straightforward, while one in a closet behind a folding door that has to come out sideways past a washing machine is not. Second, the shut-off valve, which on a house of a certain age has often not been turned in decades and sometimes will not seat again once it has.
