Pressure Regulator Replacement in San Jose, CA

CSLB #723684 · 24/7 emergency service

A pressure regulator is a diaphragm and a spring, working every minute of every day against whatever the street is pushing at your house. Like anything mechanical it wears out, and ten to fifteen years is a normal working life. A great many houses around here are well past that on their original one.

When a regulator fails, street pressure comes through unrestricted. In the foothill zones around Almaden, Santa Teresa, Berryessa and Alum Rock, that can be considerably more than a house is built to take. High pressure rarely bursts anything on a Tuesday afternoon. It just shortens the life of every valve, supply line, toilet fill valve and appliance hose in the building, so you replace them one at a time over several years without ever asking why they keep failing.

Checking is easy. A gauge that screws onto any hose bib costs less than lunch and tells you in ten seconds what the rest of your plumbing is living with. If you have replaced two toilet fill valves and a washing machine hose in the last eighteen months, stop buying parts and put a gauge on it first.

When people call us about this

  • Repeated failures of toilet fill valves, supply lines or appliance hoses
  • Pipes banging when the washing machine or sprinklers shut off
  • Taps that seem unusually forceful, or spit when first opened
  • Whole-house pressure that has dropped off gradually instead
  • A regulator that is visibly old, corroded, or has never been changed

Questions we get asked

What should my water pressure actually be?+

Somewhere in the fifties or sixties is where most houses are happiest. What matters more than memorizing a figure is knowing yours, because the range that damages plumbing is a long way above the range that feels good in the shower. Well up in the eighties or beyond and everything downstream is paying for it, whether or not anything has failed yet. Too low and every shower disappoints. A gauge on a hose bib answers the question in seconds and costs almost nothing, and it is worth owning one if you have an older house or live up in the foothill pressure zones.

Why did my pressure go up suddenly after years of being fine?+

Because the regulator failed. That is very nearly always the answer when pressure changes suddenly rather than gradually. The part has been working constantly for a decade or more, the diaphragm inside eventually gives, and street pressure passes straight through. Nothing about the street supply had to change for this to happen. Your house simply stopped restricting it. The usual accompanying signs are noise and a cluster of small failures: pipes banging when an appliance shuts off, and toilet valves or supply hoses giving up in quick succession where they had been fine for years.

Will a new regulator fix my banging pipes?+

Often most of the way, and sometimes entirely. Water hammer is a moving column of water hitting a valve that closed faster than the water could stop, and high pressure makes every instance of it worse. Bringing the pressure back to a sensible range takes a lot of the force out of it. Where noise persists after that, the fix is adding hammer arrestors near the culprit, usually the washing machine and the irrigation valves, since those are solenoid valves that snap shut quickly. A regulator plus a couple of arrestors in the right places settles most systems down completely.
