Almaden’s ranch homes from the 1960s to 1980s mostly sit on concrete slabs with copper supply lines running underneath, which is how you get the South Bay’s most common plumbing problem, the slab leak. A warm patch on the floor or a water bill that doubles for no clear reason is usually the first sign. We pressure-test and pinpoint slab leaks acoustically, and in most cases we can reroute the failed line overhead instead of jackhammering through your family room.

Almaden’s hillside pressure zones also run high street pressure, which wears out regulators and fixtures faster than flatter parts of San Jose. If your supply lines and toilet valves keep failing, have us check your PRV before replacing more parts.

Hard water is the other constant here. Almaden sits on the same supply as the rest of the valley, and the scale it leaves behind does its worst inside water heaters, where sediment settles on the tank bottom and the burner has to fire through it. That is the rumbling people describe on the phone. A flush buys time on a healthy tank; on a rusty one it just buys disappointment, and we would rather tell you that than take the money for it.

The older Almaden streets, nearer the Quicksilver end, have sewer laterals with enough age on them to be worth a camera before you spend anything on repeated clearing. Roots find the joints, and once you have called somebody out two years running at about the same time of year, you are not dealing with separate incidents.
