West San Jose’s 1950s to 70s neighborhoods near Santana Row and the Cupertino border are remodel central: original ranch homes being opened up, kitchens relocated, and bathrooms added. We do the plumbing side of that work constantly, moving supply, drain, and gas lines while keeping the rest of the house running.
The unremodeled homes have the era’s standard setup: aging copper, cast iron drains, and water heaters on their second or third replacement. Scale from hard water hits this side of town like everywhere else in the valley.
We also serve the area’s many rental properties, working directly with owners and property managers on quick, documented repairs between and during tenancies.
In a sixty-year-old house, the new plumbing is the easy part. The hard part is tying it into what is already there. We regularly get called to remodels where beautiful new fixtures were connected to an old supply line that cannot feed them, and the new bathroom has disappointing pressure as a result.
On the unremodeled houses, the pattern is aging copper on the supply side and cast iron on the drain side, both around the half-century mark. One copper pinhole is a repair. Three in a year is the system telling you something, and at that point the arithmetic favors doing it once properly.
If you are planning a remodel here, the cheapest hour you will spend is the one before demolition, working out what the existing supply and drain lines can actually carry. We are happy to walk a job with you and your contractor before the walls come down rather than after.
