Campbell is really two towns as far as plumbing goes. There are the older streets near downtown, small homes from the twenties through the forties on modest lots, and then there is everything built after the war and the townhome infill that keeps arriving. What is behind the drywall is completely different between the two, and so is the phone call we get.

In the older part the supply lines were galvanized steel. Galvanized rusts from the inside, so the pipe looks fine from the outside right up until the day the shower has no pressure and the water comes out the color of weak tea. You cannot fix that with a fitting. Once a run has closed up it is closed up, and the real fix is repiping that section or the house.

The sewer laterals from that era are clay, in short sections with joints every few feet, and Campbell has the mature street trees to go with them. Roots find the joints. If your main line backs up around the same time every year, that is almost always what is happening, because the roots grow back on a schedule. We can camera it and show you the inside of your own pipe, then talk about whether you want to keep clearing it or replace the run and be done.

The newer townhomes bring a different set of problems: tight water heater closets, shared walls that make drain noise everybody’s business, and shutoffs that affect more than one unit. That work needs scheduling more than it needs muscle.

Which half of Campbell you are in changes the answer, so mention the cross streets when you call. Whether we are heading for a pre-war house near downtown or a newer townhome tells us what to expect and what to bring, and that is the difference between one visit and two.
