Milpitas is newer than most of what we work on, largely 1970s through the 90s, with a lot of townhomes and condos alongside the single-family streets. Newer does not mean trouble-free; it means a different set of troubles. The pipe is not usually the problem yet. The fittings, valves, and water heaters are.
In attached housing the hard part is rarely the plumbing itself, it is everything around it. A shutoff can affect units either side of yours. The water heater lives in a closet with just enough room for the unit that was originally specified and nothing else, so a replacement has to be chosen to fit the space rather than the other way around. Drain work in a shared wall is heard by people who did not book the appointment. All of that is solvable with scheduling and notice, and we do give notice.
HOAs usually want the work documented, and sometimes want to know who is paying for which side of the wall before anybody starts. We are used to that paperwork and we would rather sort it out beforehand than halfway through a job with the water off.
One thing worth checking in houses from this era: some homes built between the late 70s and the mid 90s were plumbed with plastic supply pipe that has a poor long-term record. It is not in every house and we are not going to tell you yours has it without looking. If you have had unexplained leaks at fittings, it is worth having somebody identify what you actually have.
